Royal Farms, a gas station known for its fried chicken, no longer plans to build on a 5-acre parcel near Richmond International Airport.
Instead, 7-Eleven and McDonald’s plan to open on South Airport Drive, slightly north of Interstate 64 and across from Highland Springs High School.
Last summer, Royal Farms filed plans with the county to build a store at 301 S. Airport Drive. It’s unclear why Royal Farms exited. A spokesperson for the company did not respond to a request for comment.

The Maryland-based chain has three other locations in the Richmond area — Mechanicsville Turnpike in Henrico, Midlothian Turnpike in Chesterfield County and Temple Avenue in Colonial Heights.
Earlier this year, Henrico supervisors approved a 4,800-square-foot 7-Eleven with fuel pumps. The store was approved to operate 24 hours a day — businesses in the area must close from midnight to 6 a.m. unless they have a provisional-use permit. There are about 100 7-Eleven locations in Greater Richmond, including two others nearby on South Airport Drive.
On Tuesday, county leaders approved the permit for McDonald’s, which plans to build a 3,700-square-foot store with a 24-hour drive-thru and 38 seats. There are more than 40 McDonald’s restaurants in the Richmond area.
In March, the property’s owners at the time, the Parham Development Company and the Marsopy Company, sold the parcel to the Maryland-based ARLS Properties LLC. The sale price, $1.5 million, far exceeded the assessed value for the plot, which is $300,000 this year.
ARLS will sell a portion of the property to 7-Eleven and has negotiated a ground lease with McDonald’s, said Jeff Geiger, a lawyer for the Hirschler law firm, which represents ARLS.
On the south side of the interstate, closer to the airport, Wawa and Sheetz have 24-hour locations.
One local resident, Sandra Christian, said that because the McDonald’s is next to the Jackson Terrace neighborhood and Fair Oaks Elementary school, county leaders should consider closing the drive-thru between midnight and 6 a.m.
But Tyrone Nelson, chairperson of the board, said that because flights take off early and arrive late, a drive-thru would be helpful to customers.
